ORDINANCE NO. 1656
AN ORDINANCE APPROVING THE OUTLINE PLAN OF THE MT. HOOD VILLAGE PLANNED UNIT
DEVELOPMENT; PRESCRIBING CONDITIONS THEREOF; AND DECLARING AN EMERGENCY.
WHEREAS, Loyal Peterson has submitted a petition and an outline plan
for the approval of Mt. Hood village Planned Unit Development in accordance with
Chapter 14 of the Woodburn Zoning Ordinance, and
WHEREAS, approval of said petition and outline plan was recommended
by the Woodburn Planning Commission on September 14, 1978, with specifications,
conditions, finding and conclusions, and a public hearing having been held by
the Planning Commission, and
WHEREAS, the Common Council finds that the proposed development is in
the best interests of the health, safety, and general welfare of the people of the
people of the City of Woodburn, now, therefore;
THE PEOPLE OF THE CITY OF WOODBURN DO ORDAIN:
Section 1. That the outline plan of the Mt. Hood Village Planned
Unite Development as presented by the petitioner, Loyal Peterson, under the pro-
visions of Chapter 14 of the Woodburn Zoning Ordinance is hereby approved subject
to the following conditions:
(a} The concept of zero lot lines for single family homes shall be
approved, but a minimum of 10 foot rear yards on the town houses be provided and
at least 24 feat rear yards on all homes which abut the single family residential
district.
fib} The home owners association include a clause that the storage
be used only by residents of the apartments and town homes in the Mt. Hood Village
Planned Unit Development.
~c} Four per cent of the price that the developer paid for the land
shall be contributed to the Woodburn Department of Parks and Recreation in lieu
of land.

(d) Afoot and bicycle traffic exit/entrance at the Southwest corner
of the Mt. Hood village Planned Unit Development shall be provided by the developer.
(e) Sma11 child play equipment shall be provided by the developer in
the common open space area.
Section 2. That the findings and conclusions adopted by the Planning
Commission on September 14, 1978, with regard to the Mt. Hood Village Planned
Unit Development are hereby adopted by the Common Council,
Section 3. This ordinance being necessary for the immediate preservation
of the public peace, health and safety, an emergency is declared to exist and
this ordinance shall take effect immediately upon passage by the Council and
approval by the Mayor.

I, BARNEY 0. BURRIS, Recorder of the City of Woodburn, do
hereby certify that I caused to be posted three copies of
Ordinance No. 1656, one of which said copies posted in the
City Ball on the bulletin board adjacent to the entrance
to the Recorder's Office, in full view of the traveling public;
a second one of said copies posted on the Woodburn Public
Library bulletin board at 280 Garfield St., in full view of
the traveling public; a third one of said copies posted on
the Community Center bulletin board at 491 N. Third St.,
in full view of the traveling public; that all of said
places are public places within the corporate limits of
the City of Woodburn and all of said copies were posted
on the 2nd day of
